Dakhil kharij follow-up, lagan and registry office help in Patna
Land work in Patna means repeat trips: the lagan receipt, a dakhil-kharij (mutation) that needs following up at the circle office, and a long day at the registry office. A police-verified Bee makes those trips for you or with you, and goes with you on registry day. The Bee never signs, never stands as a witness and never writes deeds.

What the Bee does for your land work
- Takes your khata, khesra and jamabandi details and the last lagan receipt
- Pays the land tax (lagan) with your money and brings the receipt back to you
- Goes to the circle office (anchal karyalay) to follow up your dakhil-kharij, and tells you where it stands
- Holds your place in the line at the registry office
- Goes with you on registry day and stays beside you through the wait
Signing, witnessing and deed writing are never done by the Bee, and large cash is never carried. For the deed and any legal question, go to a licensed deed writer or your lawyer.
What it costs
Prices before GST; 18% GST is added on the bill. The clock starts with the Start PIN, when the Bee meets you or reaches the office, and stops with the End PIN. A Bee arrival fee of ₹0–99, by distance, is confirmed when your Bee is assigned and has no GST. Every plan price is shown in the Trusbee app before you confirm.
When families book land and registry help
- A family living outside Bihar with a plot in Phulwari Sharif that needs its lagan paid and the receipt kept
- Buyers of a flat or plot whose dakhil-kharij has been pending at the circle office for months
- A seller and a buyer with the registry date fixed, who want someone holding their place from the morning
- An elderly parent who must be present at the registry office and needs someone steady beside them all day
Good to know before you book
- Share the khata, khesra and jamabandi details and the last lagan receipt
- Come yourself on registry day: the seller, the buyer and the witnesses must all be present
- Have the deed written by a licensed deed writer or your lawyer
- Never ask the Bee to be a witness or to sign anything
- Do not send the Bee with large amounts of cash
- Pay nobody anything outside the official fee
Can the Bee get my dakhil-kharij done?
The Bee follows it up at the circle office and tells you where it stands, but the decision rests with the office. Legal questions about your land go to your lawyer.
Can the Bee be a witness at the registry?
No. The Bee never signs or acts as a witness. The seller, the buyer and the witnesses must all come themselves on registry day.
Will the Bee write the sale deed?
No. Use a licensed deed writer or your lawyer for the deed; the Bee holds your place at the registry office and goes with you on the day.
How is a long registry day billed?
From when the Bee meets you or reaches the office, by the hour or as a fixed-price plan of up to 12 hours. Every plan price is in the Trusbee app.
